Cardiff office building closing in on full occupancy

An office building in the centre of Cardiff is closing in on full occupancy following a £1m makeover.

Just one office suite now remains vacant at the Wharton Place office building. Its owner, Arasam, has invested to retain the character of the original building while delivering new office space, entrance lobby, a remodelled full height atrium and break out space.

Knight Frank and Avison Young are joint letting agents on Wharton Place. The building was recently boosted with engineering firm Hydrock taking more than 5,000 sq ft of space in the building on a 10 year lease to support its growth plans. The firm, which was previously based in smaller offices in the Canton area of the city, plans to increase its head count to 85 at its new location.

Wharton Place provides more than 18,000 sq ft of office space.

Tom Eddolls at Knight Frank’s Cardiff office said: “We are expecting strong interest in the final 2,025 sq ft suite, which has been refurbished to provide stylish, modern, fully fitted and furnished, ‘plug-in and play’ office accommodation.

“The landlord’s investment and approach has brought the period feature building right up to date with a design that will appeal to those seeking a working environment to attract employees back into the office.”

Chris Terry at Avison Young said: “Wharton Place has a great city centre location and excellent existing tenants. Recent arrival Hydrock, the engineering, energy and sustainability consultancy, joins national advertising agency Golley Slater in the building.”

On behalf of owners Arasam, Harry Iles, said: “We are excited to enter the Cardiff market with the acquisition of this centrally located, mixed-use property in the heart of the capital. The offices provide tenants with all the amenities that the city centre offers. The building itself provides a fully furnished, contemporary interior, set against the characterful features of an historic building.”
