If you want to start a production brewery or distillery with much of the hard work already complete, a fully approved, turnkey set-up on the South Coast remains for sale.
It's on the market with a greatly reduced asking price.
Last year, Flamin Galah Brewing Co listed for sale its original set-up in Huskisson (not their current brewery on Erina Road, which is located about 500 metres away in the same industrial estate).

The business itself isn't for sale, but the start-up brewery set-up is, with negotiable lease options for the site.
The set-up for sale is fitted out and DA approved for a production brewery or distillery, and located in the Huskisson industrial estate at Unit 3, 6 Scallop Street.
In early 2022, it was listed for sale with a price guide in the $350,000 to $385,000 range.
It was briefly off the market for a couple of months in terms of being marketed, and now has a guide of $165,000.
Selling agent, Scott Morton from Jervis Bay Properties said the owners were looking to move on and recoup some funds to put into a new venture.
Mr Morton said a listing such as this represented a niche market that would appeal to a specific buyer.
"People get confused with the whole thing, thinking it's a business (for sale) when it's not - you've got to start your own business, there's just a set-up or start-up there," he said.
"You wouldn't even buy all the stuff for the price it's being offered at now."
Included in the sale is the Australian made three vessel brewhouse; 500-litre mash tun for high gravity brewing; two 350-litre boil kettles/whirlpool; 800-litre cold liquor tank; four 600-litre unitanks; 20 square metre cool room; internal buildings and mezzanine for storage; air conditioned office/retail space; engineer certification; tasting room fit out with taps; and more.
The site is permitted to host a brewery or distillery as approved in the DA.
The unitanks can be used for distilling, but the buyer would need to purchase a still to complete the process.

Flamin Galah Brewing Co was founded in 2018 by owners Sam and Claire Hewson.
The owners have outgrown their original set-up, which they bought in 2019, and therefore listed it for sale.
"The growth of the company has been incredible to be honest," Mr Hewson told the Mercury last year.
"There's just not enough room for us there.
"And we believe the more craft beer in the world, the better.
"So rather than waste the site, we thought we'd sell it as a start-up, turnkey brewery. It's ready to go basically, you just need your excise bonding, which you get through the ATO."
Last year, Mr Hewson said the Huskisson industrial area was poised to become somewhat of a "mecca" for craft beer, with Flamin Galah's new brewpub site, Jervis Bay Brewing Co, and the site listed for sale all located there.
