Tennis court homes: $5m Kilaben Bay stunner could be region's best

The past two years has seen some of Newcastle and Lake Macquarie's most spectacular tennis court homes hit the market.

Several have achieved top-ranking sales in their suburb, but a new number one is on the cards.

Selling for the first time since it was built in 1983, 104 Kilaben Road occupies a long 2280 square metre waterfront block.

The synthetic grass court sits between two palm trees on a property that also takes in eight car-garaging, a pool, a double boatshed and a private jetty.

The five-bedroom home has an initial guide of $5.3 million and has been listed with PRD Presence's Bree Atkinson and Lucas Rankin.

Ms Atkinson said tennis court homes were becoming harder to find in the region.

"[Tennis court homes] are definitely more rare than they used to be, just because people are using their land differently," she said.

"Those bigger blocks are being cut up for development sites now.

"The way that the land prices have changed, it's more valuable to them to sell off rather than use a tennis court, but we're finding those lifestyle properties now post-COVID are definitely more attractive to people."

The property, which has been through three generations of the same family, had its first open home last Saturday.

Kilaben Bay's sale record was set by a 3306 square metre block at 114 Kilaben Road that sold for $4.76 million last year.

New Lambton's 10 Ridge Lane, also known as 24-26 Curzon Road, set a $4,175,000 sale record last year.

MANY HAPPY RETURNS 

Newcastle and Lake Macquarie's property market has served up some cracking tennis court homes in the past two years.

The five-bedroom mansion that set New Lambton's $4,175,000 record in September was decked out with an attractive hedge-lined court.

A pool, spa, fishponds and fountains added to the atmosphere of the 2673 square metre block at 10 Ridge Lane.

The 1900 square metre block at 3 Ardlessa Way set New Lambton Heights' $3.6 million sale record in May 2021.

A similarly luxurious tennis court home holds top billing in neighbouring New Lambton Heights.

The four-bedroom home at 3 Ardlessa Way sold for $3.6 million last year, and takes in an indoor swimming pool in addition to a well-fenced court.

The two-acre property at 1 Cornish Street, Speers Point.

Bayview, a mammoth block spanning nearly 10,000 metres in Speers Point, also set a record when it last sold for $2.9 million in late 2020.

A raised pavilion overlooks the hard court at 1 Cornish Street, which overlooks Lake Macquarie and has a huge master bedroom on the top floor.
