Inside abandoned city centre warehouse set to become luxury flats

New drone footage has revealed the inside of a Grade-II listed warehouse on the edge of the Baltic Triangle, set to become a luxury apartments with a basement spa.

The ECHO has been handed exclusive drone footage from inside the run down site on Pownall Street, which started life as a rice mill in the late 1700s and was later combined into a single building.

The facility was home to Joseph Heap & Sons Ltd, which once ground rice for Kellogg’s Rice Krispies, and is one of the last surviving complexes of its kind in the area. It is also said to have provided underground access for smugglers to get to the docks in years gone by.

Its transformation is being led by Legacie Developments with support from sales partner RWInvest. Once complete, Heap's Mill will include high-end apartments and commercial space, while planning permission has recently been granted for a basement spa.

John Morley, chief executive of Legacie Developments, told the ECHO: "It's going to be amazing. The history behind it is unbelieve and it'll be a fantastic scheme."

Legacie is also planning a nod to the site's 18th century beginnings. John added: "We'll have a Heap's Mill museum in reception. An area dedicated to the history of the site."

Heap's Mill was partially used up until 2005 and was handed Grade II-listed status in 2014. Planning permission has been in place for its redevelopment for almost a decade.

As well as Legacie's apartment scheme, a new hotel is also being constructed a site next to the main warehouse. It is hoped the mixed-used regeneration project will breathe new life into the area.

Legacie partner RWInvest was set up in 2004 to fund developers working in the North West. Director Michael Gledhill added: "Heap's Mill will be an iconic mixed-use development, bringing back to life a historic building left derelict for far too long.

"Legacie's sensitive restoration of the mill, together with a state-of-the-art hotel and spa and world-class luxury apartments, will help breathe new life into this area of the city centre. It is going to be a fantastic scheme for Liverpool and we are excited to see it through to completion."

Heap's Mill is one of a number of projects by Legacie and RWInvest in Liverpool. The firms also joined forces on the Baltic Triangle's Parliament Square, which comprises 505 apartments and a rooftop spa.
