Your neighbor sold the house down the street for $50,000 more than expected, and suddenly the calculator comes out. Maybe the kitchen looks similar, the yards are roughly the same size, and both houses sit on the same street, so it feels natural to think your home just received a $50,000 raise without lifting a finger.

Not so fast. A nearby sale can provide a useful clue about your home’s value, but one sale rarely tells the whole story, because buyers and appraisers look at a much bigger picture than the number printed on a closing statement. The details hiding behind that sale can make a surprisingly big difference, and those details matter if you’re thinking about selling, refinancing, or simply trying to figure out what your house could realistically fetch.
