Poky Edinburgh flat with 'bed on shelf' hits market with hefty price tag

An Edinburgh flat featuring just a single room with a bed on a shelf above the oven has hit the market - for offers over £149,000.

The tiny ground floor property, located in Canonmills, contains a total floor space of just 30 square metres and includes a shared entrance hallway in the price, however is marketed as an “ideal starter home”.

The listing on property site ESPC also advertises the studio - which does boast a separate bathroom - as a “bright spacious twin-windowed open plan” setting.

But it fails to mention the bedroom, branded a “mezzanine level,” is simply a mattress on a raised platform above the living area accessed by a ladder.

The asking price is more than £25,000 over the current Scottish average for a one-bedroom flat, according to the latest house price index (HPI) figures released earlier this year.

The listing reads: “An excellent opportunity has arisen to acquire this very centrally located ground floor studio apartment located in the heart of Canonmills.

“The property is ideally located for access to the many amenities of the New Town and Broughton Street and is well-placed for access to Inverleith and the Water of Leith walkway.

“The property is in good order and is accessed via a secure entry-phone system and the accommodation comprises; entrance hallway, a bright spacious twin-windowed open plan sitting room/kitchen/bedroom with space for dining and the bathroom is located off the hallway with beige suite and shower over the bath.”

It continues: “The property is fully double glazed, has gas central heating and has access to a spacious communal garden.

“This apartment will make an ideal starter home for a first-time buyer or a buy-to-let investor seeking a centrally located property.”

February’s HPI revealed house prices across Edinburgh had risen by almost 12 per cent in the previous 12 months, soaring from £281,749 to £315,070.

Across Scotland, the national average home price is now £180,822 - a rise of 11.7 per cent in the last year.
