A harbourside former pub - located within minutes walking distance of an Ayrshire beach - is due to go under the hammer next month.
The old Anchor Bar in Girvan will be up for sale at an opening bid of just £75,000 - along with a two-bed flat upstairs - at Auction House Scotland’s next in-room auction on July 20.
And although the property needs some renovation and TLC, it’s been described as a “potential thriving business” opportunity for a keen entrepreneur.
Located at 27-27a Knockcushan Street, the pub is comprised of a large L shaped seating area, which can seat approximately 92 people, with bar and traditional fireplace.
It also has kitchen facilities, a keg storeroom, and ladies and gents’ toilets.
A new owner could move in to the two-bedroom flat located above the pub or rent this out to make an additional income.
Although in need of a major clean-up, the flat’s bare bones offer a glimpse into the potentially lovely home, with traditional features including the vaulted ceiling and exposed stone wall in the living room.
The flat consists of a large living room area with vaulted ceiling, kitchen, utility room, bathroom and two bedrooms, one of which has a walk-in wardrobe.
A further room, which could be used as an office, completes the accommodation.
Auction House Scotland say: “Both the pub and flat require some upgrading and TLC but offer a new owner the potential to create a thriving business within the Ayrshire seaside town.
“The property is ideally situated overlooking Girvan harbour, less than five minutes’ walk from the beach and less than 10 minutes’ walk from the town centre.”
The former Anchor Bar with flat is going under the hammer at Auction House Scotland’s in-room auction at 2pm on July 20 at the Radisson RED hotel, 25 Tunnel Street, Glasgow.
The auction will also be live streamed allowing interested bidders the option to watch and bid online, whilst telephone and proxy bidding is also available if potential buyers are unable to attend the auction to bid in person.
All bidders are required to register to bid before participating.
