Knock Castle in Crieff could be transformed back into a private house

Plans have been submitted which could see a former Crieff hotel transformed back into a private house.

Applicant Iain Anderson is seeking permission from Perth and Kinross Council to return Knock Castle Hotel and Spa in Drummond Terrace to its original use.

Also formerly Roundelwood Spa, and at one time the home of Scottish shipping magnate Lady MacBrayne, the baronial sandstone structure dates back to 1870 and was converted into a boutique hotel by previous owner Jason Henderson in 2008.

It was later placed on the market in July, 2020.

A supporting statement, by Lenzie-based agent John Agnew, submitted alongside the recently-lodged blueprint on behalf of the applicant, explains: “Knock Castle has traded for a number of years as a hotel and spa having been originally built as a private house.

“A number of extensions have been added over a period of time, including a swimming pool complex, a large flat-roofed bedroom wing and a flat-roofed extension to form a commercial kitchen for the hotel dining room.

“In 2021, planning consent was approved to return the use of the property to a single private house.”

The document continues: “The commercial kitchen and associated storage areas are too large to serve the needs of a private house. The extension to form the commercial kitchen is of flat-roofed form and was constructed before the building received category B listing.

“The proposal is to remove the flat-roofed part of the kitchen extension including the external wall in order to reduce the size of the kitchen to a size more appropriate for a private house.

“When the existing extension is removed the original external stone walls which have been covered over with plaster, tiles and paint will be reinstated to their former appearance with repairs, repointing and cleaning as appropriate.

“An existing arched window will be reinstated as part of the works.

“It is also proposed to form a direct access between the kitchen and main building by removing part of an internal wall to provide a dining area adjacent to the kitchen.”

The submission concludes: “It is the applicant’s view that these alterations will enhance the appearance of the rear part of the building and return them to their original form.”

A separate application has also been submitted by Mr Anderson for the listed building consent needed to complete the work.

Both applications will be decided by the local authority’s planning department in due course.
