The Duchess of Cambridge's sister and her husband look to be transforming a farm into an exciting updated tourist attraction for children.
Pippa and her husband James Matthews bought Bucklebury Farm - a rundown petting zoo and deer park close to the mansion where Kate's parents live in Berkshire - back in 2020.
And now they've submitted plans to the local council to build an indoor play barn for children, a cafe and a farm shop with outdoor seating.
It is thought that the couple and their business partners aim to spend around £800,000 on the upgrade.
Before Pippa and James bought the farm, the 72-acre site consisted of a 44-acre deer safari park with a cafe and other buildings for livestock, reports BerkshireLive.
A planning application from October 2021 details plans to refurbish and make an extension to an existing visitor barn as well as associated structures, including a new storage building and the amendment of a public right of way.
The plans say visitor numbers will be capped at 400 a day to prevent the village from being swamped and they predict the venture will pump £2.3 million into the local economy.
The new plans for Bucklebury Farm are currently awaiting the response of West Berkshire Council's planning committee.

However, the couple may already have come up with their name for the new venture - they have registered a company called Pippa’s Playground.
Pippa, 38, can be regularly spotted in a wax jacket and wellies overseeing things at the farm.
It is also home to a deer safari park, which holds an extensive deer herd with four different breeds.
The farm, where Prince George has been spotted in the past, offers tractor rides during the spring and summer months. There are also walking tours, pat-a pet, meet the goats, pony grooming, egg collecting and donkey brushing for kids.
Play areas include an outdoor adventure zone with a zip line, an obstacle course and picnic benches.
