Is Wall Street Bullish or Bearish on Alexandria Real Estate Stock?

Maryland-based Alexandria Real Estate Equities, Inc. (ARE) is an urban office real estate investment trust (REIT) with a particular focus on collaborative life science, agtech, and technology campuses. The company has a market cap of $9.4 billion and is the preeminent and longest-tenured owner, operator, and developer of collaborative Megacampus™ ecosystems in AAA life science and advanced technology innovation cluster locations, including Greater Boston, San Diego, the San Francisco Bay Area, among other places.

ARE stock lagged behind the broader market over the past year, falling 33.2% compared to the S&P 500 Index’s ($SPX) 18.3% surge. Moreover, in 2026, the stock has grown nearly 10.4%, underperforming the SPX’s 11.8% rise.

Zooming in, the State Street Real Estate Select Sector SPDR ETF (XLRE) has grown 7.1% over the past year, outperforming the stock. In 2026, XLRE has grown 12.3% and has also outpaced the stock.

On Aug. 4, ARE stock declined 7.8% following the release of its Q2 2026 earnings. The company’s revenue for the quarter amounted to $662.8 million, topping the Street’s forecasts. Moreover, its adjusted FFO for the period came in at $1.73, also coming in on top of Wall Street’s forecasts. However, investors were not happy with the company’s full-year FFO guidance of $6.35 to $6.45, which resulted in a fall in the stock price intraday.

For the current year, which ends in December, analysts expect ARE’s FFO to fall 29.2% to $6.38 on a diluted basis. The company met or surpassed the consensus estimate in three of the last four quarters, while missing on one occasion.

Among 17 Wall Street analysts covering ARE stock, the consensus is a “Hold.” That’s based on two “Strong Buy” ratings, 13 “Holds,” and two “Strong Sells.”

The configuration has grown slightly more bullish as the stock now has two “Strong Sell” ratings, compared to three a month ago.

On Aug. 24, Bank of America Securities analyst Farrell Granath maintained a “Hold” rating for ARE stock and raised its price target from $54 to $55.

ARE’s mean price target of $52.87 is below the current market price. Its Street-high target of $60 implies an 11.7% upside from current levels.
