Is BXP Stock Underperforming the Dow?

With a market cap of $9.9 billion, BXP, Inc. (BXP) is the largest publicly traded developer, owner, and manager of premier workplaces in the United States. As a fully integrated real estate investment trust, BXP operates across six major gateway markets, including Boston, New York, Los Angeles, San Francisco, Seattle, and Washington, DC.

Companies valued less than $10 billion are generally classified as “mid-cap” stocks, and BXP fits this criterion perfectly. With more than five decades of experience, BXP manages a large portfolio of properties focused on creating high-quality workplaces that support businesses and communities.

Shares of the Boston, Massachusetts-based company have dipped 17.2% from its 52-week high of $76.37. Over the past three months, the stock has fallen 3.6%, a steeper decline than the Dow Jones Industrial Average's ($DOWI) marginal dip during the same period.

Shares of the firm have fallen 6.2% on a YTD basis, underperforming DOWI’s 7.7% return. Moreover, the stock has declined 16% over the past 52 weeks, compared to DOWI's 12.6% gain over the same time frame.

BXP stock has been trading below its 50-day moving average since August.

BXP has underperformed due to persistent weakness in the office real estate market, including softer demand and ongoing uncertainty around office occupancy. High leverage and the costly 343 Madison Avenue development have also pressured the company’s financial position.

In comparison, rival Alexandria Real Estate Equities, Inc. (ARE) has outpaced BXP stock on a YTD basis, with ARE stock rising 2.2%. However, ARE stock has decreased 40.6% over the past 52 weeks, lagging behind BXP stock.

Despite the stock’s underperformance relative to the Dow, analysts are moderately optimistic about its prospects. BXP stock has a consensus rating of “Moderate Buy” from the 23 analysts covering it, and the mean price target of $75.28 is a premium of nearly 19% to current levels.
