More than 300 homes are planned in a Nottinghamshire area after a years-long battle. Barratt and David Wilson Homes have shared their plans to build 322 properties as part of a brand-new housing development at a 33.35-acre site in Beck Lane, Sutton-in-Ashfield, known as The Hawthorns.
David Wilson Homes East Midlands has had its plans for 146 homes, including 12 affordable properties for rent or shared ownership, approved by Ashfield District Council. Barratt Homes North Midlands has submitted plans to provide 176 of the properties, including 20 affordable homes for rent or shared ownership, accommodating a selection of two, three and four bedrooms.
The site was previously subject to controversy, as outline plans were rejected by Ashfield District Council in 2018 over concerns about "sustainability", transport infrastructure and issues surrounding local services. However, developers behind the scheme launched an appeal to the Planning Inspectorate, hitting out at the decision, leading to it being reversed in 2019.

As part of the planning agreement for the new development, the developers have said they will contribute more than £1.5 million into local community facilities and infrastructure, as well as providing on-site open space for public leisure. More than £1.1 million of this will go towards local primary school education, £174,524 to healthcare, over £156,000 towards the improvements of bus stops, bus services and taster tickets, and an additional £29,000 to highway improvements.
Mark Cotes, Managing Director at Barratt Homes North Midlands, said: “We’re thrilled to be bringing quality new homes to the thriving market town of Sutton-in-Ashfield. As a responsible developer, we pride ourselves on our placemaking values, and strive to create developments which residents can feel proud to call home, amongst communities that promote happiness, health and well-being.”
John Reddington, Managing Director at David Wilson Homes East Midlands, said: “We are delighted to receive approval from Ashfield District Council for our plans to develop this exciting new site on Beck Lane.
"The development will bring to the area a range of home styles, and residents who choose to live here will be within easy reach of the fantastic amenities Sutton-in-Ashfield and Mansfield have to offer.” The developers are set to launch the first properties for sale at the beginning of spring.
