London’s only racehorse trainer Andrew Reid is selling his London home complete with a cross-country course designed by Princess Anne’s ex-husband Captain Mark Phillips.
Highwood Lodge Farm Estate in Highwood Hill, NW7, is on the market for £20 million with Savills.
Reid has owned the property since 1995 and trained 179 winning racehorses there, including an All Weather Derby winner and winners of races on Derby Day and Oaks Day.
The property would be perfect for a serious equine enthusiast.
Along with the cross-country course there are six furlong gallops, and an Olympic-size outdoor arena for hosting dressage, show jumping and polo games.
Horse trials held at the estate have previously attracted crowds of up to 10,000 horsey fans.
Captain Mark Phillips, father of Peter Phillips and Zara Tindall, is a former top event rider who has also designed the courses for Burghley race track.
For the horses themselves, there a 14 loose boxes, accommodation for their grooms in separate cottages, and plenty of pasture land for grazing on the 103-acre estate.
Reid has put extensive work into rewinding the seven acres of woodland, planting 6,000 trees and implementing regenerative farming practices to support the local ecosystem.

“[One] who will cherish and continue to improve the farm estate, as I have, throughout the years of my ownership.”
Previous residents of the estate include the 18th-century actress Mary Porter, and Major General George MacDonogh, director of military intelligence at the War Office during the First World War.
Accessed via a tree-lined private drive, the unlisted manor house itself was rebuilt in the 1900s in the Gothic style.
Decked out like a country house, despite being only eight miles from central London, there are five bedrooms and a flat for staff.
Sweeping stone steps lead down to a formal landscaped gardens with a fountain, raised ponds, manicured box topiary and a large lawn.
Horse racing isn’t the only sport accommodated floor, either. There’s an indoor swimming pool with a pool house, and a tennis court.
Security-conscious buyers can rest easy in the knowledge there are floodlights, a CCTV system and a top-of-the-range alarm system.
“An equestrian estate of this calibre and size in such close proximity to Central London is highly unusual,” remarked Crispen Holborow, joint head of the private office at Savills.
“One of the key selling points for me is the combination of the country house setting with the excellent transport links into central London.”
Contemporary famous residents of the NW7 postcode include the former bassist of Oasis, Paul McGuigan, who owns a former Quaker Meeting House in Mill Hill.
