The Wogan House office building in Fitzrovia that the BBC is exiting and has been used by some of the Radio 2 and 6 Music programme teams, is set to get a revamp and become flexible workspace as part of a property deal agreed.
Landmark Space, which runs flexible office spaces used by start-ups as well as larger businesses, said it has secured the lease of what will become known as 99 Great Portland Street from spring 2024.
Property agent Lambert Smith Hampton advised the company on taking the lease from the BBC.
Named after the late broadcaster Terry Wogan in 2016, the site has been used by the BBC since the 1950s. The broadcaster in 2022 outlined plans to leave Wogan House, with moves expected to be completed to existing BBC buildings in Spring next year. It is part of ongoing work to reduce costs and invest more in content.
Ed Cowell, chief executive of Landmark Space which currently runs 33 sites in London said: "We remain dedicated to providing spaces that inspire engagement and provide clients with the flexibility they need in today's ever-changing business landscape.”
The firm plans to to upgrade the 37,000 sq ft of space with a revamped reception area, co-working space and meeting rooms. The lower ground. floor will include bicycle storage, showers and lockers.
Landmark Space said the planned environmental upgrades include a minimum EPC B rating following refurbishment, secondary glazing and new LED lighting.
Cowell added: "Occupiers are seeing flexibility as an intelligent solution, given the low level of capital needed for this option."
A number of employers are seeking less onerous contracts as they weigh up what future workspace they need for hybrid working.
Employers will increasingly seek a ‘flexible’ workspace option in their office portfolios within two years, according to survey results published in July of property decision-makers.
