A property developer is marketing a proposed 61,500 sq ft office complex in Leicester prior to putting a planning application in.
Charles Street Buildings has brought in joint agents to promote its No 4 Great Central Square scheme which it hopes to add to the already established Great Central Square development in the city’s Waterside area, just outside the inner ring road.
The pedestrianized Great Central Square was completed by the same company a couple of years ago, and includes an office block – called No 1 Great Central Square – which is now occupied by Europcar, Arthur J Gallaghers and Tetratech.
There are also Novotel and Adagio hotels and a Lane 7 leisure complex built inside the city’s former Great Central Station.
Pending planning, the new office block would go up next to the former station building. The site is currently used for industrial units, including car workshops.
A spokesman for Charles Street Buildings, which is based in Thurmaston, just outside the city, would not give details of any planning and construction schedule.
Leicester City Council said the plans were at the very early stages and no formal pre-application had been made.
A city council spokeswoman said: “We are yet to receive a planning application.
“We are always pleased to work with developers who can demonstrate a track record in delivering on our successful Waterside regeneration strategy, and we look forward to receiving details of the new proposals through the usual planning processes in due course.”
APB (Leicester) LLP and M1 Agency have been brought in to market No 4 Great Central Square, which they say could meet demand for high-quality office accommodation in the city.
APB partner Reg Pollock said: “Further to the success of No 1, it’s clear that Leicester city centre lacks functional and modern Grade A office accommodation within the heart of the city.
“No 4 is in a prime location, offering a wealth of parking, public open space and outstanding modern offices.
“This development will bring forward an office scheme like no other that has been seen before in Leicester.
“This mixed-use development with public open space will offer an unrivalled working environment.”
Toby Wilson, of M1 Agency, said: “The first speculative phase of office development at Great Central Square has proved to be a huge success and now fully let.
“No 4 will look to build on this and take advantage of the pent-up demand we are experiencing in Leicester, which has continued to outperform many other cities within the East Midlands regions in terms of take up and office activity.
“The development maintains excellent connectivity and immediate access to the city centre and its vibrant offer.
“The delivery of No 4 is an exciting next stage in the wider development of Great Central Square, targeted at both existing Leicester occupiers, or those more foot-loose but looking for best in class office space.”
