Caravan park between Skegness and Mablethorpe could be yours for less than £3m

A caravan park on the Lincolnshire coast near Skegness is on the market for £2.85 million.

Roses Caravan Park, in the East Lindsey village of Anderby Creek, has 83 static caravans on site as well as a handful of accommodation units.

According to the details from agent Avison Young, it is a well-established site, a short walk from a “long stretch of unspoilt sandy beach” 10 miles north of Skegness and seven miles down the coast from Mablethorpe.

It has planning permission in place for up to 84 holiday caravans occupied from March 1 to October 31, and the 2022 pitch fees are £2,140. According to the agents, the site has a total pitch fee income of more than £186,000.

The details say: “The park is easily operated and represents an opportunity for either continued operation or lodge development.

“It includes 88 pitches and 83 privately owned caravans and annual licenses plus self-contained letting units within the sale.

“Anderby Creek is approximately 1 mile from the village of Anderby and comprises a number of caravan parks, shop and beach café.

“The cloud bar at the entrance to Anderby Creek beach is the UK's first permanent cloud watching outpost, with seats designed for cloud watching and self-operated parabolic cloud-mirrors.

“The larger resort towns of Ingoldmells (6 miles), Mablethorpe (7.5 miles) and Skegness (10 miles) are all within easy travelling distance.

“The property has good communications with the A52 at Anderby approximately 2.5 miles heading southwards towards Boston and the A16 approximately 10 miles via the A1117 and A1104 travelling both north and southwards.

“There are rail services at Skegness with services to Grantham and Nottingham.

“The property comprises a holiday static park laid out in a traditional style on a level site close to the beach.

“The park includes a former reception and shop which is being converted into 8 letting units.

“The park entrance is from Beach Road and the pitches are laid out along a central road with the majority of pitches having grass parking alongside.
