Canberra auctions: Buyer interest holds but price expectations gap weighs on sales

Despite easing clearance rates, buyer interest remained robust across all price points this week, but sales were subdued as vendors and buyers are yet to bridge the price expectations gap.

In Dickson on Saturday, the three-bedroom house at 42 Stockdale Street, set on a generous 754-square-metre block with prized RZ3 zoning, was moved to a private sale through VERV Property's Jason Roses and is now on the market for more than $1.5 million.

The home is in a quiet tree-lined street near the vibrant Dickson shopping centre and restaurant precinct, transport and the city.

In Harrison, Archer's Alex Wang passed in the four-bedroom house at 2 Villaret Street, with the property attracting a first-home buyer and an upsizer.

Set on a coveted corner block of 527 square metres, the home offers expansive formal and casual living and dining spaces, a main bedroom with an en suite, al fresco dining and a double garage.

Likewise, the stylish four-bedroom house at 5 Starke Street, Higgins, was passed in on Saturday but drew two registered bidders, including a first-home buyer and a downsizer. The property has an asking price of $920,000 plus.

Situated on a generous 849-square-metre allotment, the sun-filled house features separate living and dining rooms, two bathrooms, plus an 89-square-metre garage.

Solid results were recorded during the week with Hive Property's Tom Wiggins selling the striking six-bedroom residence at 53 Tyson Street, Ainslie, for an undisclosed price in the high $3 million range.

Wiggins said the sale was a record for the area, with the multigenerational property selling within 15 days of its campaign.

Set on a 1280-square-metre site, the impressive 632-square-metre house features three expansive living areas, six bathrooms, multiple outdoor entertaining spaces, an in-ground pool and a five-car garage.

Elsewhere, the three-bedroom house at 1/11 Chaffe Crescent, Ainslie, was sold under the hammer on Friday for $1.25 million through Ray White, while Agent Team sold the four-bedroom residence at 5 Quinlivan Crescent, Dunlop, for $950,000, and Marq Property's Sam Taylor sold the four-bedroom house at 7 Rolland Place, Flynn, for $985,000 prior to auction.

Last weekend saw clearance rates rise to 49 per cent, still down on the 51 per cent recorded a year ago. Of the 144 properties scheduled to go under the hammer, 126 were reported, of which 62 sold, 28 were withdrawn, and 35 were passed in.
