A HISTORIC but derelict coastal property in Fife is set to go under the hammer later this month with a guide price of £300,000.
Admiral’s House in North Queensferry will be auctioned by Shepherd Commercial Property Auctions on Thursday, August 20 at 2.30pm. The B-listed building, also known locally as St Margaret’s Hope and Admiralty House, dates back to 1829 and was remodelled around 1916.
The property served as the residence of the Rosyth Naval Commander until 1996, when it was transferred to the Scottish Executive. It has since fallen into disrepair and suffered vandalism, but is being marketed as a major redevelopment opportunity.
Set within almost four acres, the site occupies a prominent spot on the shoreline to the west of the Queensferry Crossing. It includes part of the foreshore and offers uninterrupted views across the Firth of Forth.
The building itself is part single and part two-storey, and sits within extensive grounds on a steep hillside rising from the north bank of the Forth. It is accessed via a private road with a security gate from the B981 between Ferry Toll Road and Hope View, around a mile from North Queensferry town centre.
The surrounding land is largely mature woodland, with a radar station located to the east under separate ownership. The site also lies close to the eastern boundary of Rosyth Naval Base.
Gavin Russell, an associate at Shepherd, has marketed the property as a rare opportunity despite its condition.
“Every so often a property comes along which is truly unique, and Admirals House is most definitely one of them,” he said.
“Sadly, the property has suffered from vandalism over the years. However, the combination of the site’s coastal position, sizeable plot, and outstanding outlook provides a highly attractive development prospect for someone with real vision.”
Admiral’s House is one of several properties being sold on behalf of Transport Scotland at the auction.
Other lots include Gate Lodge, a B-listed building on the outskirts of North Queensferry with a guide price of £25,000, and The Fisheries, a four-bedroom bungalow on the South Queensferry shoreline priced at £200,000.
Inchgarvie House, a Category C-listed mansion dating from 1883 on the western edge of South Queensferry, is also set to be sold with a guide price of £275,000.
