Work on a major office scheme in Bristol has been completed, the project's developers have confirmed. One Portwall Square, in Redcliffe, is among a number of new high-end commercial properties being constructed in the city centre.
The building, which was developed by Nord, includes 33,750 sq ft of office space over six floors and a new landscaped pocket square. There are also large private terraces on all the upper floors.
The office was built by construction firm Skanska, with designers from Allford Hall Monaghan Morris, Arup and Elliott Wood.
The property is 450 metres from Temple Meads station and near to Bristol’s largest regeneration investment project - Bristol Temple Quarter. According to Nord, the building has been built to a BREEAM Excellent and EPC A rating standard, meaning it has high sustainability credentials.
Nord claims One Portwall Place is the first office in Bristol to incorporate so-called 'concrete core cooling' - a means of cooling internal spaces through the use of pipes embedded in concrete slabs. Chilled water flows through the pipes, cooling the exposed concrete, meaning even with large temperature swings outside, the inside room temperature is stable.
The office is connected to the Bristol Heat Network, which utilises low and zero-carbon technologies to provide heat and hot water. It also has fobbed and automated doors; sensor taps and flushes; cycling facilities; and changing and shower rooms.

"The generous 3.65 metre floor-to-ceiling heights, abundance of natural light and clean, pared-down aesthetic all contribute to a comfortable and inviting environment that supports productivity and the physical and emotional health of office users."
One Portwall Square has already attracted two occupiers - architects AHMM and international IP specialist law firm Haseltine Lake Kempner.
