A luxury apartment building planned for Braddon has been put before the planning authority again, months after construction was set to begin.
The six-storey apartment block at 15 Torrens Street would have just 29 apartments, nearly half the number permitted on the site.
Proposed by Canberra-based property developer The Fleming Group in partnership with property and hospitality investor Socrates Kochinos, the Altiora was designed to attract downsizers or those looking for a second home.
"These [apartments] are not for first home owners," Mr Fleming told The Canberra Times when the original application was approved in early 2025.
"It isn't an affordable development. I don't think you can do those in Canberra anymore," he said.
Located at 15 Torrens Street, the building will have a mix of two- and three-bedroom apartments which are between 93 and 120 square metres.
Running parallel to Lonsdale Street, the Torrens Street address would put residents within walking distance of the Braddon shops and restaurants, the Canberra Centre and Haig Street Park.
The apartment building would replace a two-storey red-brick building currently used for commercial tenancies.
The application said the development would fit into the suburb, which is in the middle of a transition to higher and medium density uses.
The building was designed to be taller towards the west, where it backs onto larger buildings, and shorter nearer Torrens Street.
"The subject development is consistent with the desired character of Braddon neighbourhood and its strategic location in Canberra," the application said.
Each floor would have between two and six apartments, grouped around two semicircular voids on the north and south sides of the building, which were designed to maximise solar and ventilation access to the apartments.
The ground floor apartments are designed with private gardens, while those on the second to fifth floors would each have a private balcony, the curved shape of which would give the building a distinctive shape.
On the fifth floor would be two of the largest apartments, as well as a wellness room, wellness terrace, swim spa and pool lounge.
The first plans for the apartment building were put before the planning authority in July 2024. They were approved in February the next year.
Construction was slated to begin at the end of 2025, but has been pushed back to spring this year, according to a Fleming Group spokesperson.
The revised plans include another level of basement car parks, but will only allow for an additional three spaces than the original design.
The extra space would make it possible for each car park to become an individual, lockable garage. These would replace the previous basement design, which included a car space and lockable storage cages.
One ground floor unit would be given slightly more floor space, taking in a semicircular area previously designated for a concierge desk and residents' lounge.
"Unit 1 on the ground floor is one of the pick of the units, and is now more generously proportioned," the spokesperson said.
Small adjustments to other apartments would not affect their floor space, according to the application.
A plunge pool, which had been included next to the spa in the original design, has been removed.
Public comment on the amendment will close on Friday, July 24. Expressions of interest for the apartments would open soon, the spokesperson said.
