Villagers do not know how busy road will cope as plans approved for new homes

Neighbours do not know how a small village road will be able to cope as plans for 20 new homes were approved in their community. Broxtowe Borough Council's planning committee gave the green light for the properties on land in Pinfold Road, Newthorpe, just north of Giltbrook, at a meeting on Wednesday, May 7.

The properties will be built on the land to the south of 50 Pinfold Road, which is currently overgrown. According to residents, the site was once home to a retirement horse, which was moved around one year ago.

While residents say the development does not bother them aesthetically, some have raised concerns about how the already busy narrow road will cope with increased traffic. Rebecca Gregory, a 42-year-old midwife said: "I'm concerned about the disruption that it's going to bring, especially during the building process.

"They're probably going to have to close the road at some point too. I hope that they have some measures in place or something to slow the cars down. But I think once the houses are built it will be fine. It used to be pretty before the land was dug up."

Joyce Booth, 83, who will border on to the development added: "It's going to take some of our view. It's also going to add more traffic - that road (Pinfold Road) is busy already. I moved here in 1997 and that was the horse's home.

"It's a big change." Others echoed traffic concerns, noting the busyness of the road.

The plans approved included the construction of 20 dwellings in the form of 15 three-bedroom two-storey homes, two two-and-a-half-storey dwellings and five two-bedroom bungalows. Plans show there is one main access point into the site off Pinfold Road, which serves all properties.

Another Pinfold Road resident added: "I have got concerns about the traffic that it will bring. It's already a cut-through for people going to and coming back from Ikea. I already don't dare park my car on the road.

"Construction work will also be an issue, that's going to be a nightmare. I think the houses are going to block out a bit of sunlight for me - sun that I'm used to.

"I'm not too bothered about it aesthetically because it's just a pile of rubble at the moment. I've been living here for 15 years and the land used to be a retirement field for a horse."

However, some shared that they did not feel concerned about the development. One resident living opposite the site said: "The site was in a big mess before anyway so whatever they do will be better."

Broxtowe Borough Council said: "All planning considerations, including issues relating to highways and access, were considered at the planning committee on Wednesday, June 7 and planning permission was granted. The highway authority raised no objections to the development."
