A popular bar in the west end of Edinburgh has hit the market - just over a year since it opened.
The Boozy Beaver on Melville Place is a popular bar for students as they host fresher's week and sport nights. Nestled in the basement, the bar only opened in November 2021 but is now looking for new owners.
It currently operates Wednesday - Sunday with a licence that runs from 9am - 1am and a licence to serve alcohol through the week. Being in the heart of the west end, it is surrounded by eclectic bars and restaurants as well as the financial district.

The current owners fully refurbished the establishment in the 2022 and it now offers a trendy interior with neon lights and flower walls.
The advert of RightBiz adds: "The premises are located on Melville Place in the heart of Edinburgh’s West End, a short stroll from Cairngorm Coffee, West Rooms and underneath Boom Barbers. The subjects occupy the basement of a traditional Edinburgh Victorian tenement property with access by stairs from street level.
"The property is available on a leasehold basis. This will be the assignation of the current 10-year lease signed in 2021. The current rent is £36,000. The lease is free of trade tie."
