Buying a property is particularly difficult for first-time buyers and low income households in today's climate. With the cost of living crisis causing both mortgage rates and house prices to rise, it is no surprise that many people aren't able to get on the property ladder.
The average house price in Greater Manchester as of March 2023 is now £257,437 according to Rightmove, but thankfully there are some parts of the region where houses are priced much more affordably.
If you're looking for a home that costs much less than the average house price, the best areas to look are in the boroughs of Bolton, Rochdale, Oldham and Wigan, where houses are generally much cheaper to buy.

Here we have listed the most affordable homes that are on the market in Greater Manchester at the moment, with prices starting from just £60,000. The majority of these houses are doer-uppers which, with a little TLC, could make lovely homes.
Some of these properties are set to go to auction so you'll need to be quick if you want to be in with a chance of grabbing one.
Palm Street, Bolton
£60,000
One of the cheapest homes up for grabs at the moment is in the Astley Bridge area of Bolton. The one-bed house is on the market with a guide price of £60,000 and it is set to be auctioned off on April 27.
The stone-built terrace is situated at the end of Palm Street and is in close distance to Bolton town centre. Inside the property is set across three floors and is made up of a kitchen in the basement, lounge on the second floor and a large bedroom with an en-suite on the top floor.
The house will need fixing up, however it has an array of original features throughout, such as exposed stone walls and a traditional fireplace. Estate agents say it is an ideal property for first-time buyers or buy-to-let investors as it benefits from no chain.

York Street, Rochdale
£70,000
Over in Rochdale, there is a two-bed property on the market with a guide price of £70,000. The terraced house sits near Heywood town centre with lots of local amenities nearby.
The house has been extended and so is more spacious than a typical terraced home. Inside it has two double bedrooms, a family bathroom, a lounge, a kitchen dining area and a utility room. There is also a yard area to the rear.
The property is in a fairly reasonable condition and could be a great renovation project.
The property will go up for sale via Pearson Ferrier Auctions starting on May 16. Bidding will be on the Pearson Ferrier website and you can register to bid here.
Scot Lane, Wigan
£80,000
In Wigan, which is the borough with the cheapest average house price, there is three-bed home up for sale with a £80,000 guide price.
The mid terrace home is advertised as a 'fantastic investment opportunity' and is offered for sale to cash buyers only at a traditional style auction.
Inside, the property has an entrance hall, lounge, kitchen dining room, ground floor bathroom and three bedrooms to the first floor. There is also garden to the rear as well as a detached garage.
The house is in a reasonably good condition but could be renovated to put your own stamp on it.
Argyle Street, Wigan
£90,000
Also for sale in Wigan, close to Hindley town centre, is a three-bed terrace which is on the market for offers over £90,000.
Estate agents say this property is a 'great option' for first-time buyers with the benefit of no chain. The house has been recently renovated with a new kitchen and brand new carpets being fitted soon.
The home comes with an entrance hall, a modern kitchen dining area, a lounge, a downstairs bathroom and three bedrooms upstairs. There is also a rear garden that is 'easy to maintain'.
Estate agents say: "Viewings are a must and this a great option for first time buyers looking to get onto the property ladder."
