The Inspection Found $20,000 in Repairs. Should You Walk Away or Ask the Seller to Pay?

The Inspection Found $20,000 in Repairs. Should You Walk Away or Ask the Seller to Pay?
A $20,000 inspection report does not automatically mean a homebuyer should walk away. Buyers should separate major repairs from routine maintenance, negotiate strategically, and make sure any seller credit actually works with their loan and closing costs – Shutterstock

A $20,000 repair estimate can turn the excitement of buying a house into a very expensive headache in about five minutes. But that number alone does not tell a buyer whether to walk away, demand that the seller fix everything, or negotiate a credit and keep moving toward closing.

The inspection report exists to uncover problems before the buyer takes ownership, not to guarantee a house with zero imperfections. The real question involves what makes up that $20,000, how urgent those repairs are, what the purchase contract allows, and whether the house still makes financial sense after the dust settles.
