It is no secret houses prices in the territory are rising, but the figures may surprise you.
In fact, many of the houses that sold in the last financial year likely made a larger profit than your annual salary.
The median gross Canberra income in 2023 was $1550 per week, or $80,600 a year, Australian Bureau of Statistics figures show.
The sale prices of these houses are, of course, not solely indicative of the profit made.
Things like capital gains tax - if someone has used their home for profit while owning it - and change in interest rates on mortgages factor in.
But the median house price in Canberra grew about 92 per cent over the last 10 years, Ray White data shows.
Here are some of the houses with the heftiest profit margins last financial year.
'Completely renovated'
The five-bedroom, three-bathroom house at 4 Sorell Street, Forrest, sold in May 2024 for $6.1 million.
The last time it was sold prior was for $2.7 million in 2008.
That means it earnt $212,000 a year from when it last transacted 16 years ago.
It came complete with a formal portico, a large fireplace and a wine cellar fit for entertaining.
The house is set on half an acre.
It is now listed for rent at $2500 a week.
This property had "significant extensions" completed and was "completely renovated" in 2009-10, the listing reads.
COVID-19 sales hit market again
Sold in the middle of the pandemic, the house at 9 Propsting Street, Curtin, made a significant profit in a 2023 sale.
The four-bedroom, two-bathroom house is well kept but retains an original kitchen.
It was marketed as being "immaculately maintained" and on a leafy street in Curtin.
It sold in August 2023 for $1.3 million after previously exchanging for $945,000 in 2020.
With a total profit of $355,000, the home earnt $118,330 a year.
New kitchen lifts value
The house at 30 Pindari Crescent, O'Malley, sold just a few days before Christmas in 2023.
The hammer went down at $3.52 million following a previous sale of $1.9 million in 2017.
It made a hefty earning over that time with a total profit of $1.62 million. It brings its earning to $270,000 a year.
Sales images show a remodelled kitchen but little other work appears to have been completed since the 2017 sale.
'Discerning buyer to shape a marketplace'
The charming cottage at 36 Holmes Crescent, Campbell was sold in January 2024 after having the same owner for 18 years.
Last sold in 2006 for $115,000, this house has a lot of original elements, including the kitchen.
The listing called for someone "discerning" to "[embody] the potential" of this property.
It sold for $2.78 million, earning a total of $2.66 million. That means each year it earnt $148,000.
Small house, great location
Adorned in yellow rose wallpaper and 1970s-era tiles in the kitchen, the home at 24 Quiros Street, Red Hill, sold in good but original condition.
The three-bedroom, one-bathroom house sold for $2.26 million in June 2024.
In 2020, it sold for $1.1million. That means it earned about $331,000 per year.
The facade is original brick with an established garden and well-maintained hedges.
Inside, the house has a large kitchen and a bathroom with plenty of character.
