Lochinvar Ridge estate has released 10 newly built homes for sale, with the house and land priced from $885,000.
The homes will be move-in ready from September.
"For the past year, potential purchasers have been asking for new, completed homes, especially first-home buyers," Lochinvar Ridge project sales manager Hannah McInerney said.
"They are looking for a set price and quality build.
"With interest rates possibly on the rise again, buyers are increasingly seeking assurance with the final price of a new home."
The houses are listed for sale with Urban Real Estate.
Priced from $885,000 to $925,000, the four-bedroom houses in Lochinvar are set on 600 square metre blocks, with ducted air conditioning, Smeg kitchen appliances and landscaping.
Each house has a seven-star energy rating, a 50-year structural warranty and a one-year defects check.
"They offer an alternative to building a new home," she said.
"A home and land package under $1 million is rare in the NSW property market."
Ms McInerney said around 80 per cent of the first stages in the Lochinvar Ridge estate were sold following the initial release of land in the development in early 2023.
The Lochinvar Ridge development, owned by Edwin James Aird Junior and Lochinvar Ridge Estate Pty Ltd, will be completed in 10 stages.
Pricing for land-only sites starts at $457,000.
Comprising more than 650 land lots with 20-metre frontages and an average size of 800 square metres, the estate has attracted buyers seeking affordable homes with large backyards and easy access to Newcastle, the Central Coast and Sydney.
She said a lack of affordable housing in Sydney has driven buyers to regional areas, including the Hunter Valley.
A park, kiosk, electricity substation and two detention basins and reserves will be built as part of the project.
Future development of the estate includes a town centre and sporting fields.
