FORT WORTH, Texas — A North Fort Worth warehouse project that developers say is their largest speculative building ever has landed a big tenant.
Alliance Center East 1 is a 1.24 million-square-foot industrial building on Interstate 35W at Westport Parkway, across the highway from Alliance Airport. The 27,000-acre AllianceTexas development is a project of developer Hillwood.
The warehouse is being leased to Target for a major shipping hub, real estate brokers say.
According to the latest market update from commercial property firm Cushman & Wakefield, the Target lease at AllianceTexas was the largest such North Texas warehouse deal in the second quarter.
The just-leased building is the first phase of the 100-acre Alliance Center East business park, which has sites for two more buildings with more than 400,000 square feet of space. The building is near other distribution operations for companies including Amazon and FedEx.
Other recent major warehouse leases were signed by The Hayes Co. in East Dallas and Libbey Glass in East Fort Worth.
So far in 2022, Cushman & Wakefield has tracked more than 22.5 million square feet of Dallas-Fort Worth warehouse leases.
