AN acreage in Williamtown with DA approval for a solar farm is set to go to auction this month.
The 88-acre site at 393 Cabbage Tree Road is listed with Mark Yazbek at Colliers Newcastle and Alex Haxton from PRD Port Stephens.
Mr Yazbek said the site offered the opportunity to secure a lifestyle property with a four-bedroom home with two bathrooms, multiple living areas and a large enclosed outdoor area.
In addition to the house, the property has DA approval for a 4.5 MW solar farm for those seeking off-grid opportunities.
The agent said the size of the solar farm would suit an occupying user to run their own business.
A price guide was unavailable due to the diverse nature of the property.
"There are people who want it for the lifestyle and then others who want it for the solar farm, so it is a difficult one to price," Mr Yazbek said.
"Solar farms with approval don't come up very often."
The site is divided into several paddocks with boundary fencing which is utilised for passive agricultural grazing extending towards Fullerton Cove.
There is also a garage and a large machinery shed.
It is the first time the property has been listed for sale and enquiry throughout the campaign has been widespread, according to the agent.
"We have had close to 40 enquiries so far," he said.
"The campaign has received interest from parties along the eastern seaboard, together with Asia-based investors."
The agent said the vendor was selling to move into a smaller home.
"It is a really substantial quality family home," he said.
"It has been the family farm for more than 30 years and they are now looking to downsize."
The property will go to auction on November 30 at 10.30am.
