Netflix have finally dropped a teaser trailer for Selling Sunset Season 5 and - as expected - it looks set to be full of more drama.
The hit TV show, which follows the real estate agents of The Oppenheim Group in Los Angeles, returns to the steaming service on April 22.
The two-minute clip begins with Jason Oppenheim, his brother Brett and a few of the ladies enjoying a European getaway last summer.
It seems Jason's short-lived romance with employee Chrishell Stause will feature heavily as the pair dated for a few months last year.
"I'm in love babe," Jason is heard saying as Chrishell says: "For now, I feel like things are going really well."
Mary Fitzgerald, who dated Jason years ago, then says: "I would love it if Chrishell and Jason got married. I just don't want Jason to hurt her."
The trailer then cuts to Maya Vander having a conversation with Christine Quinn as she says: "It is risky when you're obviously dating your boss."
In true Christine style, she replies: "I was wondering why I wasn't getting listings, then I was like, 'Oh yeah it's 'cause I'm not f**king my boss'."
But Chrishell is clearly having none of it as it cuts to a clip of her declaring: "That is rich coming from her!"
Viewers are then introduced to newcomer Chelsea Lazkani, who Christine seems determined to align herself with.
A twist in season five sees Mary take on a new position as manager as she says: "I need to figure out how to get everybody on a clean slate," before telling Christine she needs to stop "disrespecting the other agents".
She's later heard saying to Jason that if Chelsea gets a desk at The Oppenheim Group then "someone else has to go" and it seems that somebody could end up being Christine.
"Is this like the end for her?" Mary asks Jason, but it's not entirely sure who she is referring to.
Mary and Christine used to be best friends when the Netflix show first aired, but over the course of the seasons they've drifted apart and had various run ins.
Will Christine team up with Chelsea to take the rest of the agents on? Or will Jason decide enough is enough when it comes to office drama and politics?
Selling Sunset Season 5 drops on Netflix on April 22.
