MEMORIAL Drive is set for another big sale one week after the oceanfront address at Bar Beach was revealed as the most expensive street in regional NSW.
A modern four-bedroom, four-bathroom home at 62 Memorial Drive has been listed for auction with PRD's Jesse Wilton with a guide of $5.5 million.
The home, named Villa Azul, is positioned directly opposite the Anzac Memorial Walk and boasts coastal views from Bar Beach to Dudley Bluff.
Built by the current owners two decades ago in collaboration with architect Tone Wheeler, who is known for his environmentally sustainable designs, and builder Bruce Keevers, the energy-efficient tri-level home features striking exterior cladding, large windows and 20 solar panels to keep running costs down.
The home is designed to use the sun and sea breeze for maximum thermal efficiency.
Set on 600 square metres with dual frontage to Wrightson Avenue, the home features a top-floor parents' retreat with views across the ocean over Bar Beach and Merewether Beach.
"Where it is positioned has a few benefits," Mr Wilton said.
"You don't get as hit hard with the elements because it faces the Anzac Walk on that enclave but you still get views all the way down to the south of Memorial Drive and city views back towards the west.
"With car spacing, rather than pulling off Memorial Drive, you come off Wrightson Avenue into a three-car garage so it has that advantage of coming and going from that side of the home."

If the property hits its auction guide figure of $5.5 million it will become the fourth most expensive home on the street.
Data released by Ray White last week revealed that a rapid rise in luxury home sales had placed Memorial Drive as the priciest address in regional NSW with a median value of almost $7 million.
The median house price on Memorial Drive is $6,850,000.
A string of sales on Memorial Drive over the past two years has pushed the median price into record-breaking territory.
In August, an architecturally-designed award-winning house at 80 Memorial Drive sold one day prior to auction with an undisclosed sale price believed to be close to the $6 million mark.
In April, 'Ocean View' at 92 Memorial Drive sold for $6.85 million and in August a modern five-bedroom home at 96 Memorial Drive became the most expensive house on the strip when it sold to a local family for $6.9 million.
The property at 62 Memorial Drive, Bar Beach is set for auction on November 6.
