Pub plan scrapped for 'useful' new shop off the Colwick Loop Road

People have shared their opinions after plans for a pub were scrapped in favour of a new building supplies shop.

A new builders' merchant, a branch of MKM building supplies, is set to be built on a patch of derelict land in front of the new Sainsbury's off the A612 Colwick Loop Road.

It comes after earlier plans were submitted for the supermarket which also included the prospect of a Marston’s restaurant and pub to be built on the site ,on the former Texaco and Esso oil depot.

The earlier plans were put forward in 2013 but the land remained derelict for years.

The Health and Safety Executive and Total condemned the proposed development plans for the pub, saying it was in an area which would be a "major hazard" in the event of an "uncontrolled explosion".

The site itself was divided into zones depending on the proximity to the fuel, with most of the proposals, including the Sainsbury's, falling outside the danger zone.

Marston's, which wanted to open the pub, said it would turn the venue 45 degrees to mitigate against the risks.

Consent was eventually given for the development but work did not begin and the area had remained derelict.

Sainsbury's later submitted fresh plans for a supermarket and the store opened last year.

But now fresh plans are progressing for the builders' merchant where the pub was proposed.

People in Colwick said the new store was good for area but that they would have preferred a new leisure or entertainment space.

Graham Briggs, 52, who works as a photographer and lives in Colwick, said: "A pub would have been good with all the houses that are being built, so that's a bit disappointing that it's not happening.

"But we don't really have anything like that nearby and it will be useful for the people moving here.

"It would have been nice to have some leisure stuff here, there's not a lot to do in Colwick."

The new store is expected to create 15 jobs, according to planning documents.

Land off the Colwick Loop Road is seeing a large amount of development.

Hundreds of homes are being built at the huge Rivendell estate, between Netherfield and Stoke Bardolph, along with a new school.

Work is also progressing on the Teal Park trade park next to the housing estate.

And the new Sainsbury's off the Colwick Loop Road was opened in November 2021.

Alex Ghitulescu, 29, who lives in Colwick and works as a software developer, thought that the plans for the MKM store were a positive development.

"Obviously if it creates jobs and business that can only be a good thing," he said.

"There are some similar stores nearby so maybe it could have been used for something more fun but the land is not being used for anything else.

"I don't know if it would have made sense to have a pub there really.

"I like the work they're doing there with the Sainbury's and everything to make it better but the only problem I have with that part is that it's not very pedestrian friendly and no one walks there."

Other old industrial sites in the area are also being transformed, with plans to build a £20m new industrial and warehouse space at the neighbouring former Total Fuel site, creating hundreds of new jobs.

Another resident, who wished to remain anonymous, said: "We were told about that pub a long time ago now, and I was expecting it still.

"I'm sure people will go to this new building place though, it takes away from the new Sainsbury's to have this patch of wasteland.

"I suppose the pub would have been in an odd place but it would have added to the area a bit more I think."

In a Gedling Borough Council report, a planning officer who recommended approval be given, said: "The application site is within an established industrial estate and will enhance employment use on offer.

"The built form would respect the character of the area and amenity of adjacent users."

The application for the new MKM building store was granted planning permission on February 28 by the borough council.
