Plans revealed for 37-storey resi and student property project

Plans for a major new residential and student accommodation development reaching 37 storeys in Birmingham have been revealed.

Solihull-based developer Sama Investments is hoping to win backing for its scheme in the Bordesley Green area which would contain 500 new apartments and 650 student bedrooms across four blocks.

The development, to be called Garrison Circus, could also include space to support the local arts industry, shops and other uses as well as outdoor courtyards and public space but no parking.

The application site, at the junction of Great Barr Street and Watery Lane Middleway, covers three acres of brownfield land currently occupied by derelict and mostly vacant industrial buildings.

These would be demolished except for the locally listed Myona building, in Little Barr Street, which has historic links to Jacob's Biscuits and which will be retained and restored as part of the regeneration project.

Bike and car parts retailer Halfords currently operates a store on the application site but this is expected to stay open for at least another two years as the project will be built in separate phases.

This latest announcement by Sama Investments comes less than two months after it revealed it planned to replace 1 Lancaster Circus, a former Birmingham City Council building, with a new mixed-use residential scheme called Perryian Works.

Lead project manager Paul Casola said: "Garrison Circus is a fantastic opportunity to unlock a new gateway into Digbeth while also supporting the wider regeneration of the area.

"Digbeth will be at the heart of Birmingham's ongoing transformation and a hub of culture and creativity. Our proposals will bring a derelict brownfield site back into productive use while retaining and enhancing a local heritage asset.

"Not only will we deliver vital new homes and student accommodation but the plans also include street-level community uses and green space for existing residents in the area.

"We look forward to working with our partners at Birmingham City Council to bring the planning application forward over the coming months."

The project has been designed by architectural practice TP Bennett and a planning application is due to be submitted to Birmingham City Council imminently.
