New plans could see a development of more than 250 apartments in a 16-storey building close to Liverpool's famous waterfront.
Liverpool City Council has received a planning application from Carpenter Investments Limited seeking planning permission for the major development, which it wants to build at land bordered by Kings Dock Street, Sparling and Wapping, near to the famous docks and on the edge of the Baltic Triangle area.
As well as creating 257 apartments in blocks rising from 11 to 16 storeys, the plans would include five commercial units, parking for 70 cars, cycle parking and landscaping.

In its application, the developer says the plans are the first stage of a "long-term vision" for the redevelopment of the A.J Beer & Co site, which lies within the Baltic Triangle area.
The developer said: "1 Kings Dock will create a new landmark, reflecting the scale of the buildings within the Baltic Triangle and along the Strand and Wapping Corridor."
"The development of the A.J. Beer and Co. sites will rejuvenate the immediate area by bringing life, landscape and economic growth with vibrancy and style. It will compliment the successful renaissance that is progressively transforming and regenerating the Baltic Triangle area, making it the area of choice for city centre living, working and leisure."
While the developer is correct that the Baltic Triangle area has transformed in recent years, there are fears from some in the city that too many apartment blocks have already been built - to the detriment of the creative businesses that had powered the area's renaissance.
The application pack describes Carpenters Investments as a "fully integrated property company" made up of L7 Architects, TERM, main contractor engineering, Carpenter Build and managing agent Urban Sleep. At the time of the application, Carpenter Investments had provided homes to nearly 2,000 residents and expect this to grow to 5,000 within the next five years.
The plans suggest that of its proposed 257 apartments at the new development, 175 would be 2-bed flats, while 75 would be 1-bed and 7 would have three bedrooms.
The planned commercial units will "provide flexible workspaces to suit modern work dynamics" including provision for creative/leisure/retail and restaurants spaces. The application adds: "The ground floor space is designed to be attractive to creative, media and IT industries in the Baltic Triangle."
The proposed designs also show plans for a central 700 square metre courtyard within the development with public realm and landscaping. There will also be roof gardens over the apartments on each wing, which will offer 360 degree views of the city.
