Off-market deals and suburb records: Newcastle's top property sales of the financial year

Multimillion-dollar property deals quietly closed off-market this financial year, with discreet sales driving some of Newcastle's biggest transactions.

But the big results weren't just limited to prestige beachside pockets such as Merewether and Bar Beach.

Luxury home buyers pushed further south into Lake Macquarie, leading to record-breaking sales north of $5 million in Redhead, Belmont and Belmont North.

We look back on the eight biggest residential property transactions of the past year, according to Cotality sales records.

In Merewether, an off-market sale secured the highest price for a residential property in Newcastle this past financial year.

The six-bedroom, four-bathroom house at 48 Hickson Street exchanged for $8.15 million in June after a deal led by Lyndall Allan of Salt Property.

The result places the property among the highest residential sales ever recorded in Merewether, sitting seventh behind the suburb record held at 8 Berner Street (which Ms Allan sold for $11.05 million in July 2023).

The result also smashed the previous Hickson Street record by $2.05 million.

Ms Allan said the sale came together after introducing the property to a buyer from the agency's internal database.

"We didn't even run an off-market campaign; we didn't market it at all apart from a single social media post," Ms Allan said.

"It was a case of reaching out to high-end clients who I knew might be interested."

The buyer is a Merewether family upgrading into a larger home.

It wasn't the only prestige home sale Ms Allan oversaw this past year.

A striking architectural property at 46 Bar Beach Avenue in Bar Beach sold for $7.6 million in March, fetching the beachside suburb's second-highest price on record.

The three-level house, which sits 300 metres from Bar Beach and overlooks Empire Park, was shopped around off-market in August before hitting the market with a price guide of $7.45 million to $7.75 million.

"We started with an off-market campaign which initially had a lot of interest and we did come very close to selling it, but, unfortunately, that fell through," Ms Allan said.

"We went to market and in the end it came down to one local buyer from Merewether who was looking to upgrade his family home."

The property previously sold for $6.45 million in October 2021, and fetched $4.25 million in 2018.

It was originally built in 2009 by prominent Newcastle property developers Melissa and Tony Calder-Mason.

Four months after setting a Valentine suburb record at $6.3 million with the sale of a luxury home at 95 Dilkera Avenue, Belle Property achieved another record-breaking result on the waterfront strip in October.

A five-bedroom, five-bathroom house at 71 Dilkera Avenue sold for an undisclosed price off-market, topping the brief $6.3 million record.

The house was snapped up after a single buyer from the Hunter Valley was taken through the property for a private inspection.

The result delivered a significant windfall for the sellers, who bought the property in 2017 for $3.7 million.

Set on 935 square metres and built in 2008, the two-storey house takes in lake views from almost every room.

Features include a private jetty and a swimming pool that wraps around the open-plan living, dining, and kitchen areas.

A Hamptons-style estate smashed the suburb record for Belmont, transacting on June 29 for an undisclosed sum.

The sale of Anderson Vue, at 21 Bellevue Road, eclipsed the suburb's previous $4.55 million benchmark.

Listing agent Lyndall Allan of Salt Property oversaw the sale after taking over the listing from another agency.

Ms Allan said the sale "set a record by a long way".

Positioned a 1361-square-metre waterfront block, the property features seven bedrooms, six bathrooms, a self-contained guest house, and a private jetty.

It was originally constructed in 2011 as a knockdown-rebuild by builder Craig Marriott and EJE Architects, with a renovation completed in 2020.

The result toppled Belmont's previous price record, which was set in 2021 by a four-bedroom waterfront property at 144 Ross Street for $4.55 million.

Former Newcastle Knights player Mark Hughes sold his long-time family home in Merewether for a premium price.

The five-bedroom, three-bathroom house at 21 Lloyd Street hit the market in November with Mike Flook of Robinson Property and sold in March for $5.75 million.

The result sets a benchmark for Lloyd Street, topping the previous record by $300,000.

"It's a standout sale in what is a very flat market at the top end," Mr Flook said.

"We had strong inquiries on the property from both local and out-of-town buyers."

Mr Flook said the new owners fell in love with "the position, aspect, quality of the home and, of course, the views."

Set on 404 square metres, the split-level house takes in uninterrupted ocean views stretching from Merewether to Bar Beach.

Mark and his wife, Kirralee, who held the property for 23 years, sold up after downsizing into a smaller home in Newcastle.

"We wish the new family as much joy and happiness as we have had in the house," Kirralee told The Newcastle Herald.

In October, a custom-built home with uninterrupted coastal views sold for a record-breaking price, 18 months after first hitting the market.

The five-bedroom, three-bathroom house at 51 Steel Street was listed with Andrew and Renee McKiernan of McKiernan Real Estate.

Cotality records reveal the property exchanged for $5.62 million.

Mr McKiernan described the home as a "once-in-a-lifetime property" when it initially went to market in March 2024.

"We had a strong amount of interest from the local market during the campaign, alongside enquiries from overseas and buyers in Sydney," Ms McKiernan said.

Occupying a 714-square-metre corner block on Steel and Dodds streets, the home was designed by architect Geoff Lovie to take in ocean views from almost every room.

Set across three levels, the property features a basement gym, a soundproof music room, a home theatre, and a 600-bottle wine cellar.

It is one of only three in Redhead to top $4 million.

An acreage property set a benchmark for Belmont North, eclipsing the previous suburb record by almost $2 million in February.

The six-bedroom, three-bathroom mansion at 23 Neridah Road sold for $5.6 million after 50 days on the market with Salt Property listing agents Lyndall Allan and Tahnee Burke, landing well above its $5 million to $5.5 million price guide.

"We had a bidding war between two parties, which is why it achieved over the asking price," Ms Allan said.

"It attracted mainly local interest, but we also had one couple from overseas and two parties from Sydney looking at it.

"We had multiple private inspections, and a local buyer purchased the property."

The sale topped the previous suburb record of $3.675 million, set by a property at 3 Neridah Road in September 2022.

Completed as a knockdown-rebuild project in 2024, the sprawling house sits on 2.47 acres with views across Bangalay Reserve.

Spanning two levels with a building footprint of 438 square metres, the property features an outdoor entertaining area with an alfresco kitchen, a swimming pool, a wine cellar, and garaging for six cars.

In July 2025, another house on the waterfront in Valentine transacted for a multimillion-dollar price.

Selling agent Natalie Tonks of Movable, alongside Jason Maxwell, led the off-market sale of 97 Dilkera Avenue.

While the exact sale price was initially withheld, updated Cotality records reveal the three-bedroom, three-bathroom house on 905 square metres settled for $5.146 million.

Ms Tonks secured the sale to a Lake Macquarie family who bought the home immediately following their first inspection.

"We had one buyer, one inspection, and it sold," Ms Tonks said.

"It was a completely different style of property compared to the one next door [which held the suburb record]; this one was substantial in size, but it hadn't been renovated.

"It was built in 1988 and sold to the owners, who held it for almost 40 years."

The Kevin Snell-designed home is north-facing and the property includes a deep-water private jetty, a boatshed, and a swimming pool.

Cotality records show it was previously sold in 1988 for $460,000.
