Nottinghamshire meat processing plant extension could be rejected over greenbelt and flooding fears

A plan to extend a Nottinghamshire meat processing plant is set to be rejected over greenbelt and flooding fears. Sarval, which operates an animal processing plant on Stoke Lane, Stoke Bardolph, had proposed to add a new storage building to its site which makes pet food ingredients.

Planning permission is being sought for the construction of a baggage storage facility for animal by-products, but the plan has been recommended for rejection at Gedling Borough Council's planning committee on April 26. Sarval said that whilst the site is located within the greenbelt, the infilling and redevelopment of brownfield land would not be inappropriate development.

It argued the project would improve the appearance of the site and provide economic benefits through investment into the business. It also argued the proposed works would improve the working conditions of staff and reduce noise emissions from the site.

But in a report submitted ahead of Gedling Borough Council's planning committee, a planning officer reasoned the building would have a "detrimental impact" on the openness of the greenbelt. It was noted that the applicant's agent had submitted a document in support of the proposal, but the council officer concluded the "very special circumstances" needed to override the protection of the greenbelt had not been demonstrated.

The site is situated within Flood Zone 2, denoting that it is at medium risk of flooding. A planning officer commented this meant the plans should have been accompanied by a Flood Risk Assessment according to the planning officer.

A Gedling Borough Council planning officer, who advised councillors to reject the proposal in a committee report, said: "It is considered, given the location, size and scale of the proposed building, the proposal would harm the openness of the greenbelt therefore resulting in inappropriate development in the greenbelt without very special circumstances demonstrated to outweigh the harm identified.
