More than 70,000 sq ft of energy-efficient warehouse and trade counter space is set to be created in a roadside location in Birmingham.
Finance group Legal & General and London-based developer Prime Box have secured planning permission to deliver what will be called Prime Park.
The development site covers 3.4 acres of brownfield land off Hamstead Hill, in the Hamstead area of Birmingham, four miles north of the city centre.
Located next to a new Lidl superstore, there will be ten net-zero carbon units aimed at industrial and trade occupiers.
Several of the units have already been pre-let to occupiers including self-storage operator SureStore which has taken the largest building of 17,222 sq ft.
Prime Box director Richard Lord said: "It has been a pleasure working with Birmingham City Council to bring forward this new scheme on a redundant former factory site.
"We look forward to starting construction with a view to completing it in the first quarter of 2024, in-turn bringing inward investment and new jobs for local people.
"There are also local amenities and public transport within walking distance, benefiting employees and customers."
Property firms KWB and Johnson Fellows are joint letting agencies for the space.
KWB director Kenny Allan added: "Prime Park will have a truly unique location in the busy suburb of Hamstead with excellent roadside prominence, transport connectivity and high volumes of passing traffic.
"This is the first speculative development in the area for years and will help answer the huge demand for warehouse space, as demonstrated by the lettings we've secured before construction has even started."
