Plans for the development of nearly 200 apartments in Phibsborough have been lodged with Dublin City Council despite previous protests.
If approved, the Large-Scale Residential Development at Cross Guns Bridge will see the demolition of all existing buildings on site and the construction of a new residential development. It would provide 196 apartments across three blocks ranging in height from 3 to 12 storeys.
Similar plans have received resoundingly objections from locals in the past. Concerned locals previously strongly opposed any plans approved by the Council for what was dubbed as the "Royal Canal Towers". Complaints included the excessive height, its negative impact on wildlife and an out of character building overall in the area.
ABP had conceded on the concerns raised by residents in the past, however the decision for this new application in the context of the housing crisis remains to be seen. The new proposal includes plans for 118 build-to-sell apartments of which 58 will have one bedroom and 60 will have two bedrooms.

There will also be 78 build-to-rent apartments, with 52 studios, 22 single bedrooms and four two-bedroom apartments. All of these residential units will have associated private balconies or terraces.
The proposal also includes a community, cultural and arts space circa 588sqm, including artists' studios, gallery cafe, retail and workshop areas and associated facilities. There will also be resident amenity space, roof terraces, a large plaza/ public open space and communal garden areas that would be nearly 2,020sqm.
There will be car, cycle and motorcycle parking at surface and basement level, waste management areas and service provision, including ESB substations and telecommunications.
Located on the Old Bakery Site, the site is bounded by the Royal Canal to the North, the Phibsborough Road and a Cross Guns Quay to the East, a laneway to the rear of residential properties to the south and a residential development to the West. The residential buildings will front Leinster Street North.
