A developer has applied for permission to build over 100 new homes on farmland on the south side of Bridge of Earn.
Ellon-based Scotia Homes wants to build a mix of house types on land beside Wicks O’Baiglie Road ranging from single person starter homes to family villas.
The company is seeking consent to build 110 new homes in total on the west side of the road where it runs past Dunbarney Cemetery and towards the underpass beneath the M90, 83 of which it says will be sold privately.
A planning statement sent to Perth and Kinross Council says of the proposal: “The site is well connected to existing development to the north and west. It is bounded to the north by existing housing at Dunbarney Avenue and to the west by the row of established housing at The Meadows, with the recently completed Ogilvie Homes housing development further to the west.
“House designs are a contemporary re-interpretation of historic forms designed to both compliment the local area and contribute positively to the creation of a renewed sense of place.
“A mix of house types is proposed with 25 per cent affordable which will be indistinguishable from other tenures.”
The document goes on to say the main site access will be taken from Wicks O’Baiglie Road which the builder intends to widen up to a new access point into the proposed scheme.
The statement adds a secondary vehicular access will be provided on the other side of the site at The Meadows and a new park will be formed connecting the two roads on the south side of the new housing.
“As well as the new housing development, the proposals for the site include generous areas of greenspace which will take the form of a rainwater garden area in the northern portion of the site and the creation of the new landscaped edge to the south of the settlement,” the statement says.
“This includes the creation of a park on the south side of the new housing that connects between the Meadows and the Wicks O’Baiglie Road. This key area of open space has been designed to provide play, seating and open grass spaces amongst stands of trees and woodland.
“It will create an attractive southern boundary to the site that provides a balance of enclosure and views into the wider landscape.”
The statement concludes: “Scotia Homes are committed to the creation of a high quality residential development based upon best practice urban design principles to complement the local area and contribute positively to the creation of a ‘sense of place’.
“The proposals have been designed to provide a high quality, vibrant, successful and sustainable extension to Bridge of Earn.”
The application is currently open to comment from local residents and other consultees.
