The first baby steps of Morisset's predicted transformation into one of Lake Macquarie's major hubs could be taken soon, with a medium-density development proposed.
Skye Yuk Pty has submitted a development application to Lake Macquarie City Council to build 17 units across two blocks of vacant land at 8 and 10 Skye Street, in Morisset.
Skye Street has a mix of older and newer low-rise residential lots, interspersed with bushland blocks.
Last month, Lake Macquarie councillors unanimously endorsed the draft Morisset place strategy, which is on public exhibition.
The blueprint maps out Morisset's transformation over the next 20 years into a residential and commercial hub.
The suburb and the nearby Cooranbong, Wyee, Mandalong and Bonnells Bay are expected to see 7900 new dwellings and a population of 50,000 people by 2046.
Much of that expected population growth is predicted to occur around the Morisset town centre, which will predominantly be medium-density.
Skye Street, which is one kilometre from Morisset Train Station, is expected to be medium-density under the council's draft plan.
The land is zoned R3 Medium Density Residential, which permits a maximum height of 10 metres.
The 17-unit development proposes to have a maximum height of 7.4 metres.
The DA proposes 25 resident car spaces and eight visitor spaces.
Untapped Planning, on behalf of Skye Yuk, argues in the Statement of Environmental Effects that the development supports the council's plan for Morisset.
"The development is proposed in a medium-density zoning that is undergoing a transition from low-density housing," it says.
"The proposed built form is consistent with a streetscape in a medium-density setting.
"The proposal will not adversely impact upon the character of the area.
"Landscaping is proposed within the site's front setback area to reduce the visual impact of the proposal. Landscaping also has been utilised on the edge of the driveway to reduce the perceived width of the hardstand area."
