Homes for a brand new Harbourside development next to one of Bristol's best-loved landmarks have gone on sale. Construction is currently underway to build a block of 142 flats at the former McArthur's Warehouse on Spike Island, a short walk away from the SS Great Britain.
The Guinness Partnership, which is developing the site, announced this week that the development, known as McArthur’s Yard, had officially gone on the market. Guide prices start from £323,000 for a one bed apartment to £695,00 for a three bedroom penthouse with a private view terrace.
The 142 new-build homes will be a mix of market sale, shared ownership and social rent, as well as commercial space on the ground floor. It has been described by the developers as “one of the last opportunities to buy on the waterfront”, with the first homeowners expected to be able to move in next year.
The site along Gas Ferry Road originally served as the headquarters of the metal merchant McArthur Group. It had been empty for about 20 years before permission was granted for the flats plan in 2018, despite concerns about the proportion of affordable housing.
Vicky Dudbridge, a director in Savills residential development sales team, said: “McArthur’s Yard is one of the most significant new developments to come to the market in Bristol for a number of years. Its iconic location on the city’s renowned floating harbour will undoubtedly be a key pull for buyers, and the quality of the design and build by the award winning Guinness Homes, is equally superb.
"As one of the last opportunities to buy a brand new home on the harbour, McArthur’s Yard has already garnered a good deal of interest and as such, we expect the apartments to sell well.”
Tim Seward, director of marketing and sales at Guinness Homes described it as a “flagship development”. He said: “McArthur’s Yard is truly a stand out opportunity with its sought after harbourside location, well-designed layouts and a high quality specification to match.
“We’re excited by the high level of interest in advance of the launch and look forward to welcoming our buyers to these special homes when they’re completed,” he added.
Savills is hosting a pop-up event for any prospective buyers from now until Sunday, March 19 at Brunel Square in the SS Great Britain’s Sir Marc Brunel Room.
Several failed attempts had been made in previous years to redevelop the site, before planning permission was granted in 2018 for the existing plan.
Previous plans ranged from a museum to various mixes of office, workshop, studios and retail uses, which were either withdrawn or refused.
The Guinness Partnership's successful planning application, which originally proposed 147 flats, successfully argued that the original warehouse should be demolished.
