Martinsville acreage with tranquil surrounds and multiple residences back on the market

A LIFESTYLE property set on 37 acres of tranquil rainforest and bushland is back on the market for sale in Martinsville.

Belle Grove Estate at Pringles Road, Martinsville is for sale via expressions of interest with Harcourts.

Listing agent Fleur Hagen from Harcourts said the property, Belle Grove Estate, at 276 Pringles Road had attracted strong enquiry from buyers in Sydney, Newcastle and the Central Coast, and as far north as Maroochydore and Byron Bay.

The property was previously listed last year.

"It is such a unique property and it's drawing a lot of interest because of its absolute beauty," Mrs Hagen said.

"We're also getting a lot of interest because this area has had massive growth with the amphitheater being built in Morisset and also 8 at Trinity [restaurant].

"They are really going to build up this area up so, location-wise, this property is ideally positioned."

"It's a hard one to price so we are waiting for buyer feedback to come in," the agent said.

"It sold for $1.9 million in 2015 and we obviously know we've had a lot of growth since, so that's why we are selling via expressions of interest."

In comparison, a property with a house and a cottage on 50 acres is on the market at 43 Watagan Road, Martinsville with a price tag of $3.1 million.

The acreage accommodates the main house as well as a cottage, a barn and a loft that could be utilised as short-term accommodation, all surrounded by manicured gardens, towering trees, a creek and a waterfall.

"There is a lot of space on the property where a buyer could add eco tents, so there's more potential if you are thinking about running it as an Airbnb and an escape from the city," the agent said.

"It feels like you're a million miles away, but you're actually not that far from amenities or the lake, so you've got the best of both worlds."

Owner Glenda McClintock, who purchased the property with her husband David in 2015, said she was immediately drawn to the natural surroundings and the sense of calm Belle Grove Estate offered.

"It was the gardens, the animals, the creek, the little waterfall. The homes are really individual and in no way run-of-the-mill. I'd never seen anything like it," she said.

"I actually used to sell real estate myself and I used to sell lifestyle properties but when I saw this, it honestly took my breath away.

"It was just the whole package."

The property and its gardens are well-known in the area, and although Glenda and David chose not to operate it as a business venture, they have accommodated requests to hire the property out for weddings during their eight years of ownership.

"We've never run it as a business as such but I've had so many people ask to have their wedding here," Mrs McClintock said.

The kitchen windows in the main house overlook the gardens and bushland.

"The only reason I've done the weddings is that people have driven past and left a note in the letterbox asking me if they can have their wedding here, or they come and knock on my door and ask."

The couple resides in the property's two-bedroom, two-bathroom main house which is constructed of sandstone rock and features rustic timbers throughout paired with recycled wharf piers, antique French doors and leadlight windows.

At the heart of the home is the French provincial-inspired kitchen with marble benchtops and large windows overlooking the gardens and surrounding bushland.

The converted barn is ideal for guests with a bedroom, kitchen, bathroom and living and dining areas.

The cottage has three bedrooms, two bathrooms, a kitchen, separate living and dining areas and a deck with views of the creek.

Mrs McClintock said the property has an abundance of wildlife that visit daily.

"We have lyrebirds, I've got a platypus in the creek and the wallabies come every morning out here on the lawn," she said.

"I watch the little joeys come out of their mama's pouch, I have the yellowtail black cockatoos and the king parrots coming down to the table every morning. The wildlife is amazing."

The couple is selling to move further north to live closer to their four grandchildren.

The property is open for inspection on Sunday at 12 noon.
