Major plans have been submitted that could see more than 400 flats built in a huge development on the edge of Liverpool city centre.
Developer Nextdom Property Limited wants to build a major complex on land bounded by Pall Mall and Chadwick Street, close to Great Howard Street near Liverpool's business district.
The site is made up of two parcels of land, currently accommodating surface car parking as well as a dilapidated building. The proposal involves demolishing the existing structures on the land and building a mixed-use development of two blocks of between six and ten storeys and six and seven storeys, providing 435 flats and apartments as well as commercial and retail space of 302sq.m.

The site is located in Pumpfields, an area to the north of Liverpool city centre, characterised by transition from low rise industrial and commercial uses to high density residential use.
If approved, each block would include a mix of one, two and three bed properties. The plans had been significantly larger when first submitted but have been reduced following discussions with planning officers.
The application promises to look for 'inspiration and design' precedents from the past when it comes to the design of the scheme. The site used to be surrounded by buildings like Waterloo Station and Bibby's Warehouse with prominent architectural features.
The statement reads: "The proposed elevations have been inspired by the rich heritage of the site and industrial character of the area. Both blocks include strong plinths, arched windows and rectangular windows. Proposed materials include redbrick and dark bronze aluminium cladding in reference to the historic Waterloo station and railway line behind."
"Feature brick panels will be used including special brick in pewter colour. Recessed brick at ground floor level with be used to accentuate the plinth."

The statement adds: "The aim of the scheme is to create a modern, high quality development that relates to, respects and responds to the character of the surrounding area whilst generating its own sense of place. The proposal represents a comprehensive opportunity to regenerate a large brownfield site and to present activity and built form to a long underused site.
"The design intention is to reintroduce built form to the street edge and provide a complementary development to surrounding land uses and buildings in this area of transition. The building has been designed to maximise opportunities for activity on the ground floor and within the street scene."
"In summary, the proposed residential accommodation will contribute towards a complementary mix of uses, in a highly accessible location. The apartments will contribute towards the mix of residential accommodation within a sustainable city centre location enabling people to live and work in close proximity.
"The residential units will provide high-quality living accommodation, which will not harm the character and amenity of the local area nor will it compromise existing employment uses. The proposed development is fully in keeping with the strategic vision and plan for Pumpfields."
Nextdom Property is the owner of the Grand Central Hall on Renshaw Street. The company locked the doors to the venue last year after claiming that the operator of the building racked up rent arrears of more than £1.2 million.
