Is Welltower Stock Outperforming the Dow?

Welltower Inc. (WELL) is a prominent real estate investment trust (REIT) based in Toledo, Ohio. With a market cap of $62.1 billion, it specializes in investing in senior housing, post-acute care, and outpatient medical properties, driving innovation in healthcare infrastructure across major markets.

Companies valued at $10 billion or more are generally considered "large-cap" stocks, and Welltower fits this criterion perfectly. Welltower is renowned for its extensive portfolio of healthcare infrastructure investments across the United States, Canada, and the United Kingdom, with approximately 3,000 properties.

Welltower's stock, having reached a 52-week high of $105.69 on June 5, has pulled back just 1.9% since then. Despite this, the stock has surged 11.5% over the past three months, outperforming the broader Dow Jones Industrials Average's ($DOWI) 1.4% dip.

Over the longer term, WELL has gained 15% on a YTD basis, surpassing the DOWI's 3.4% increase. Additionally, WELL’s shares have surged 30.9% over the past 52 weeks, outperforming the DOWI’s 14.4% returns during that period.

WELL has shown a bullish price trend, consistently trading above its 200-day moving average since June last year, and has also maintained its position above the 50-day moving average since April this year.

WELL has outperformed due to its strategic focus on high-quality healthcare real estate, significant growth in senior housing demand, and successful capital recycling programs. In addition, the stock rose 1.5% on Apr. 29 after it reported Q1 earnings results that exceeded Wall Street expectations, driven by strong performance in its senior housing business and successful strategic acquisitions.

Also, WELL stock has significantly outperformed its rival Ventas, Inc. (VTR), with WELL boasting high double-digit gains on a YTD basis and over the past 52 weeks, compared to VTR's 10.9% rise in the past 52 weeks and marginal YTD gains.

Despite the stock's impressive gains, analysts are cautiously optimistic about its prospects. The stock has a consensus “Moderate Buy” rating overall from the 18 analysts covering the stock, and it is currently trading slightly below the mean price target of $105.82
