Hundreds of homes set to be built in 'very desirable' Nottinghamshire village

Hundreds of homes are set to be built in a 'very desirable' Nottinghamshire village. A total of 250 homes would be built on land off Shilo Way in Awsworth, if councillors follow a recommendation to approve the plan at Broxtowe Borough Council's planning committee on March 8.

The reserved matters application was first brought before the planning committee on February 1, 2023 but despite a recommendation to grant permission members deferred the decision. This was to seek amended plans that would reduce the impact on the occupier of a property referred to as 'The View', which would sit as an enclave within the housing development, surrounded by the new houses.

In response to the issues discussed at the previous committee, applicant Avant Homes submitted amended the plans to create a larger separation between the back of new properties and The View, as well as providing enhanced landscaping. The housebuilder previously said the four-year project would create 120 jobs and that it would contribute £1.7m to support local education, public transport, and open green space maintenance.

Speaking after the land was purchased in 2022, Avant Homes Central managing director, Chris Coley, said: “Awsworth is a very desirable location and if granted planning, this new development will provide much-needed high quality homes for buyers in the area.

A share of the properties will be classed as affordable housing, with 36 two-bed homes and 14 three-bed homes on the site falling into this category. The remaining 200 houses would be made up of 43 two-bed, 69 three-bed, 66 four-bed, and 22 five-bed properties.

A planning officer report, which advised committee members to grant planning permission, said: "The benefits of the proposal are that the development would provide additional affordable housing, in a sustainable location, and which could contribute to the housing targets for the borough and provide a wide range of size of housing to meet the needs of the community. The design and layout provides a range of dwelling types and styles enhancing the existing environment by providing attractive green spaces and ease of movement for vehicles, pedestrians and cyclists.

"On balance, in the opinion of the Planning Officer, it is considered that any potential concerns would be outweighed by the benefits of the scheme, which is considered to be in accordance with the policies contained within the development plan. This is given significant weight."
