House a stone's throw away from sand dunes and shoreline for sale

A new home has come on the market in Merseyside, that’s just a stone's throw away from sand dunes and beautiful shoreline.

The waterfront property, Riverside, is in one of the region's most ‘desirable’ locations in Hightown. Priced at £600,000, the four-bedroom detached house has undergone ‘substantial’ renovation over the last decade.

New research by Savills showed Hightown was the most desirable village in Merseyside- thanks to its countryside location. The data suggest that since the pandemic more people are favouring rural locations and want more space.

Frances Clay, analyst at Savills, said: “People want villages that have a bit of everything, from schools to stunning countryside, with accessibility to cities and transport infrastructure.

“Less-well trumpeted factors count too, such as the main road through the village should only lead to other villages.”

Savills research suggests the average property price in Hightown is £299,304. However, according to Rightmove sale’s information from the last year, properties in Hightown had an overall average price of £358,553.

Most of the sales in over the last 12 months were detached properties, selling for an average price of £370,536. Semi-detached properties sold for an average of £325,000. Overall, sold prices in Hightown over the last year were 20% up on the previous year and 7% up on the 2017 peak of £334,962.

Images of the listing show that the home sits on a large plot that has potential for further extension and renovation if the new owner wishes, subject to planning permission. Most recent renovations include three new gables, an external porch and the installation of traditional porthole windows which are a nod to the neighbouring Alt estuary and seagoing heritage of the region.

Recently approved planning application includes the addition of balconies to the property should the new owner wish to take further advantage of the views on offer. Currently there’s a large paved driveway, that’s gated, out front of the plot. While the house is surrounded with a wrap-around garden and raised decking area.

Inside a central front door gives access to an open plan, free-flowing layout. A lounge benefits from twin-aspect windows and French doors and from the living room you can access the snug or the dining room.

The kitchen is described as an 'elegant space' and comes with integrated units and an island breakfast bar. Here there are more large sliding doors connect the kitchen dining space to the garden. From the Kitchen you can also access a snug, that's currently being used as an office.

On this level there's also a single car garage which can be accessed from the kitchen. Upstairs the master bedroom boasts an en-suite bathroom. Three further bedrooms share a family bathroom that has been recently renovated. Should the new owner wish for additional bedroom space, the footprint would allow for extension or further development subject to planning approval.

The Kuavo listing reads: “Riverside is located in the highly sought-after village of Hightown, famed for being unique to anywhere else in the region. The property is positioned in a highly desirable location on a large corner plot just a stone's throw from the dunes and shoreline.

“A substantial renovation which has taken place over the last 10 years has resulted in the property’s unique design, boasting a large open plan layout which is perfect for contemporary living. The large lot provides opportunity for further development or extension of the property, subject to planning approval.”
