One of Hollywood’s biggest and most powerful talent agencies with a roster of stars including Tom Hanks, Will Smith, Sacha Baron Cohen, Paul Mescal, Pedro Pascal, Joseph Quinn, and Ariana Grande, has signed up for a huge new West End office.
Los Angeles based Creative Artists Agency (CAA) have pre-let the entire eight storeys of 21 Bloomsbury Street near Tottenham Court Road giving a major presence close to Soho’s film and TV industries.
The move comes at a time of booming film making in London with an estimated £9.5billion of investment will flowing into the capital’s industry in the years up to 2029.
The building, which previously served as offices for water regulator Ofwat and Arts Council England, is due for completion in the second quarter of 2025 after a £40 million refurbishment. The agency will open its new centralised London office in 2026.
CAA, which currently has its main London base in Hammersmith, also has a major sports agency business representing Premier League players such as Chelsea midfielder Cole Palmer, Spurs winger Son Heung-min and Manchester City stars, defender Kyle Walker, and forward Jack Grealish.
Designed by Stiff & Trevillion, the development is being refurbished to include an atrium café lounge, rooftop café and event space with a communal terrace. There is also a largy gym and cycle store. Six of the eight floors of the building will have access to either a courtyard or a roof terrace
The scheme is achieving low embodied carbon through 95% retention of the existing structure.

Last CAA sold a majority stake to Artémis, the investment company of the Pinault family. Savills and RX London were joint leasing agents on the scheme and
Cushman & Wakefield advised CAA.
