Historic pub in Greater Manchester with two-bed flat on the market for £400,000

A popular pub in Greater Manchester that comes with a two-bed flat has been put up for sale, and it is looking for an owner to give it a new lease of life. The Fusilier Pub in Ramsbottom, which branded itself a 'local, friendly pub', is on the market for £400,000.

The historic pub is located roughly a mile away from the centre of Ramsbottom on the busy main road of Bolton Road West.

According to the pub's now inactive Facebook page, The Fusilier Pub hosted a karaoke night every Friday and had regular live music, pool, darts, a 'great beer garden, good beer, friendly customers and staff.

Inside the pub is fairly large and spans 3,200 sq ft with an entrance porch, main bar and bar area, seating area, snug and storage area. To the back of the property there is also a hallway which leads to a chef's kitchen, ladies and men's bathrooms. Downstairs there is also a basement.

Up on the first floor there is a two-bed flat, which is also included in the price of the property. Presumably home to the pub's previous owners, the flat has a kitchen, living room, two bedrooms and a bathroom. There is also private car parking on site.

Estate agents Charles Louis Commercial Agents say the property is 'full of potential' and would suit an experienced pub landlord looking to own an independent, freehold pub property.

Alternatively there is the opportunity for the site to be completely redeveloped and converted with a whole new residential purpose, subject to planning permission.

It is being sold with vacant possession, meaning that the property will be completely empty on the day the sale is completed.

Prior to the property being put on the market, there were plans to transform the pub into a nursery. In November 2021 we reported that plans had been submitted to Bury Council for a new Ladybird Nursery, which operates at two other sites in Ramsbottom.

The nursery wanted to transfer operations from Buchanan Street and Carr Street into a single site at the former Fusilier pub, but unfortunately these plans were rejected by the council as Highways experts said the plans would be 'detrimental to road safety' due to its busy main road location.
