High price set for penthouse living on The Hill

A SUBSTANTIAL penthouse at The Hill with views across the city and harbour has hit the market with a whopping price guide.

The four-bedroom, three-bathroom property at 13/70 Wolfe Street,Newcastle is for sale with a guide of $4.95 million to $5,445,000.

Mr Wilton said the large floor plan and incredible views place the property among the most expensive apartments in Newcastle.

He sold a penthouse in the York building for $5.45 million in Newcastle East in 2020 but said this property is much bigger.

"It's almost 300 square metres internally so it's huge and having only had one owner, it's pretty special," Mr Wilton said.

The top-floor penthouse on Wolfe Street occupies 399 square metres on title in the Aventine apartments.

While the Aventine is a low-rise complex, its elevation on The Hill creates a sense of living much higher, Mr Wilton said.

The penthouse offers uninterrupted views across the city "from mountain to harbour to ocean" according to Mr Wilton, while floor-to-ceiling glass takes in the city's iconic sights including Nobbys Headland, Christ Church Cathedral and Newcastle Harbour.

The property was built in 2002 and includes a three-car garage and a large storeroom.

"We believe it will sell above $5 million to someone locally," he said.

"If not, we think there will be interest from overseas or Sydney for it."

The penthouse features lounge and dining rooms that flow out to the north-facing terrace, and the master ensuite includes a shower with a view.

It is set to join other big sales for apartments in the city.

In July, a 12th-floor three-bedroom, two-bathroom apartment at 64/7 King Street sold for $4 million.

Earlier this month, $2.95 million was paid for a renovated penthouse at 903/6 Watt Street, Newcastle and a penthouse-level apartment at 602/25 Honeysuckle Drive sold for $2.8 million.

Off-the-plan apartments are also pulling in big prices across Newcastle.

In August, The Newcastle Herald reported that a pair of off-the-plan penthouses in The Store's eastern tower had fetched two of the biggest prices recorded for Newcastle apartments.

Final sale prices were not disclosed, however, the 29th-floor apartments were priced in the vicinity of $5 million each.

Only a handful of apartments in the region have sold for more, headlined by the $6.5 million off-the-plan Dairy Farmers Towers penthouse that set a new apartment record in July.
