Former bank could be converted into bedsits under plans that also include a cinema room and gym

A former bank could be converted into 11 bedsits under new plans that also include a cinema room and a gym. Proposals for the one-time Barclays branch, in Edgeley, Stockport will provide ‘much needed accommodation’ in the area, according to applicant Lower Estates Ltd.

Despite more than doubling the number of rooms approved for an earlier scheme, the Manchester -based property firm says the plan would fully comply with council size standards. Each room at the Castle Street building would boast its own en suite shower, while papers note there is also ‘adequate space’ for a kitchen and laundry.

In addition to the 11 rooms, the basement would be converted for recreational use, such as a cinema or games room - as well as an ‘optional area for a gym’. A document submitted in support of the application claims the proposed HMO (House in Multiple Occupation) would not detract from the property or the street.

“The proposed high specification fully furnished accommodation will be offered to working professionals, and therefore the tenant profile will ensure the use as a HMO will not have a detrimental impact on the surrounding area and neighbours,” it reads. “The increase in working people to the area brings with it economic benefits for the whole community and area.”

Planning papers describe the building as being ‘excellently located’, lying within the Edgeley shopping area and within a ‘short walk’ of a supermarket and bus stops. Various other shops and amenities are said to be ‘very close’ to the premises.

“It is hoped that the increase in available accommodation, in a sustainable location, will encourage people to work locally and encourage walking to work,” papers add. “Future occupants will benefit from the property’s sustainable location and add to the vibrancy of this district centre.”

The current front door is to be replaced with a window as entry to the HMO will be through the laundry and boot room. The emergency exit will be via the kitchen. All windows will be upgraded to windows with openings to allow adequate ventilation and lighting.

There are no dedicated parking spaces but bike stands would also be provided as part of the scheme. All homes would be offered at market rent.

Stockport council will decide whether to grant planning permission.
