Eye-catching Edinburgh home with cinema room and integrated TV jacuzzi bath

A beautifully modern five-bedroom Edinburgh home featuring a cinema room and jacuzzi bath with an integrated TV opposite, has hit the market.

Located on the outskirts of the city centre, in South Gyle, this home on Gogarloch Bank would be a perfect fit for a large family who enjoy making use of modern features and facilities.

The lower level includes three spacious rooms, including a kitchen with access to the garden, a lounge and an even bigger family room.

The kitchen features a rare worktop with a curve finished that acts like a bar, separating the preparation area from the dining table. It also includes integrated appliances to maximise the amount of room and a spectacular American-style fridge/freezer with a water and ice dispenser.

The smaller of the two family rooms, the lounge, has a wonderfully warm and attractive electric fire bar ingrained in the wall, giving off a cosy atmosphere whilst not using up any additional space in the room.

The dining section of the kitchen is located right next to glass patio doors with access to the rear garden which includes a huge decking area and barbecue.

The biggest sitting room features a top-of-the-range family cinema room with an integrated flatscreen TV on the wall and three electric recliner chairs.

As is also a reoccurring theme throughout the property, there is some wacky decor. The sitting room comprises of a green tartan carpet, in this instance.

Upstairs, all of the five bedrooms are situated on the same floor, two of which include an en-suite bathroom.

The principal bedroom is of course the largest of the five and includes built-in storage options and a contemporary en-suite shower room.

The second double-bedroom, which is currently used as an office, includes an en-suite that features perhaps the property's finest acquisition. A large jacuzzi bath is situated in the en-suite, as well as a flatscreen TV integrated in the wall standing opposite the bath, meaning you can not only enjoy the wind-down after a long day, but catch up on the soaps into the bargain.

The bath even features a soft headrest, as we all know getting into the comfiest position in the bath is always the hardest part.

A further two spacious bedrooms are located on the second floor, one currently being used as a dressing room with the family shower room providing a high specification throughout with luxury rainfall shower. There is also underfloor heating throughout the en-suite bathrooms and shower areas.

Adding to the 'out there' theme of the green tartan carpet within the cinema room, some more colourful and decorative designs are present within this property. The hallway and stairs are coated in a lightly golden shade of carpet, with this theme continuing into one of the upstairs bathrooms in the form of bright golden tiles, meaning the previous owner certainly had an eye for a particular kind of detail.

The rear garden includes a huge decking area and impressive barbecue. (ESPC)

The whole property features gas central heating and double glazed windows, as well as a trio of gardens, situated at the front, side and rear of the building.

One of the huge benefits of this property is the exclusive nature of its location. The plot is part of a cul-de-sac, yet positioned close to amenities such as the Gyle shopping centre.

The rear garden is also largely private, with a sheltered outdoor dining table and chairs joined onto the building and a spacious grass area with an attractive stone perimeter.

The huge barbecue extends to the decking area and is also sheltered by a high fence, meaning those summer outdoor garden parties can't come quick enough.

The asking price for such a property does not come cheap, however. Neilsons are currently holding out for £625,000 for the five-bedroom luxury home, but some of the innovative features may make a sale worth it.
